
Daniel S. McPhillips - Managing PrincipalDaniel McPhillips has over 19 years of experience in the commercial real estate industry. He has worked with private and institutional owners to provide leasing and sales services for all types of commercial real estate, as well as development and acquisitions of suburban and urban retail properties. Dan provides a variety of services to both tenant and landlord clients. While based in the Raleigh, NC area, he has experience and expertise in many regions around the country, with focus in North Carolina, South Carolina, Tennessee, Virginia, Maryland, Georgia, Florida, the greater Dallas, TX metro, the greater DC metro, and the greater New York metro areas.
Dan started his commercial real estate career in 1993 working on office deals ranging across the board of Class A, B and C buildings, as well as flex, warehouse and industrial. Dan then moved on to retail with experiences that ranged from national and regional grocery anchors, big box and junior anchor tenants to national, regional and local shop tenants. He has successfully completed over 700 leasing transactions and well over $300 million in sales transactions. Prior to his commercial real estate career, Dan was in the restaurant and private investigative fields in the New York metro area.
Dan's involvement in other commercial ventures outside of commercial real estate has him heavily immersed in business development and investment partnerships.
Dan is a present & past member of several industry trade associations like (ICSC) International Council of Shopping Centers and (TCAR) Triangle Commercial Association of Realtors. Dan holds real estate licenses in North Carolina, South Carolina & Georgia with affiliate companies in Virginia and Florida.
Claudia Villanueva - Broker, Marketing, Asset Management, Partner
Claudia Villanueva joined M1 Commercial in 2007 as Marketing Director and soon grew into Operations. Focusing on office and retail assets, Ms. Villanueva is responsible for managing the day-to-day operations of a diverse company. She prepares monthly financial and operational reports, conducts annual operating expense reconciliations and administers lease documents and contract services. Equally important, Claudia works to improve overall client and tenant satisfaction with prompt responses to their concerns.
Rounding out her comprehensive capabilities, she also manages and participates in developing marketing programs and leasing strategies for both landlord and tenant representation. Claudia holds a real estate license in North Carolina.
Peter H. Lunding - Counsel, Broker, Strategic Partner
Mr. Lunding serves as In-house counsel and legal advisor. Peter began his legal career with the Harmsen, Carpenter, Sidell & Olson law firm in California, practicing in the areas of real estate development and real estate financing. He then worked as an in-house Acquisitions Representative for Castor Properties that expanded to the east coast, bringing him to North Carolina. Peter also has extensive experience in Federal Government contracts and worked as a Senior Real Estate Specialist for GSA in Washington, DC on various special projects and several Portfolio leases requiring Congressional approval. In his twenty years practicing law, Peter has represented numerous developers and contractors, as well as Trust Company of the West, Coldwell Banker, and Bank of America. He is a graduate of Hastings College of the Law. Peter holds a real estate license in North Carolina.
Shellie M. Davis - Director of Asset & Property Management/ Partner
Ms. Davis is responsible for delivering the platform for Asset and Property Management services. She has extensive experience with complex properties from inception of major development to delivering consistent investor returns.
Prior to joining M1 Commercial as an Asset Manager, Ms. Davis held the position of Director of Asset Management with Gemini Real Estate, implementing and building the Asset and Property Management profit centers to manage and lease retail properties from Texas to and throughout the East Coast of the United States. She also served as Vice President of Property Management and Leasing with Levine Properties.
Shellie began her real estate career at Trammell Crow Company. During her eight year Tenure, she held Property Management positions managing key customer accounts including, Prudential, Cabot Partners, Equitable Life Assurance, Lend Lease, Glenborough, AMB, RREEF, Crow Family Holdings, and Harbert Realty. Her brokerage, leasing and development activities include land acquisitions of which encompassed site and financial analysis, due diligence, and marketing analysis which resulted in $20M office project, a participating member of the project development team for the 27 story high-rise tower, the IJL Financial Center, in uptown Charlotte, North Carolina and other Tenant Representation transactions. She also facilitated the start up of an internal commercial property service company then becoming an additional profit center within Trammell Crow Company.
She received her Bachelor of Science in Business Administration from the University of North Carolina. She has earned the CCIM, CPM and RPA designations. She is a member of International Council of Shopping Centers, the CCIM Institute, the Institute of Real Estate Management, and, Building Owners and Managers Association (BOMA). Ms. Davis holds real estate brokerage licenses in North Carolina, Georgia, Florida and a Class A Certified General Contractors License in the State of Florida.
Todd Adams - Broker, Franchise Development, Brand Development
Todd Adams has been in the Commercial Real Estate field for over 18 years. He moved to Raleigh from Southeast Florida in 2006 with his wife and two young boys to be the Director of Real Estate for Boddie-Noell Enterprises, Inc. He was responsible for all of their real estate activities related to the development of their four (4) brands (Hardee’s, Moe’s Southwest Grill, Texas Steakhouse, and Café Carolina). This included: identifying and acquiring land/retail space, all contract and lease negotiations, financial analysis, market planning, acquisitions, dispositions, lease renewals, lease re-negotiations, and entitlements.
Currently, Todd is the Director of Real Estate for Focus Brands. He is responsible for all real estate activities in the southeast, mid-Atlantic, and mid-west with regards to Moe’s Southwest Grill.
Prior to moving to North Carolina, he was the Director of Real Estate and Business Development in North America for Arby’s, Inc. in Fort Lauderdale, FL from 1998 - 2005. He directed and oversaw North American real estate and business development activities, maintained and managed franchise development schedule with commitments of over 1,000 new stores, was responsible for over 500 new unit openings, oversaw the preparation of market/asset development plans for selected markets in order to project optimum penetration, and analyzed and approved site submittal packages from franchisees.
In addition, Todd has also worked as a Real Estate Manager for KinderCare Learning Centers, Boston Market, and Einstein Bagels. At each of these companies, he was responsible for site acquisition throughout the Midwest region. He successfully negotiated terms for contracts/leases, performed financial feasibility analysis on selected sites, prepared site packages for senior management approval, and conducted presentations for local government board approvals.
Todd holds a BA in Finance from University of Wisconsin, an MBA in Finance from Depaul University, and a North Carolina Real Estate License. He is an active member of the International Council of Shopping Centers.
Dennis Eaton - Strategic Partner
Dennis has over thirty six years of experience selling and leasing industrial and commercial properties. Dennis began his career in 1976 in Cleveland, Ohio, at the Ostendorf Morris Company (now Colliers) specializing in industrial transactions and later at Cragin, Land, Free & Smythe (now Grubb & Ellis).
In 1985, Dennis relocated from Cleveland to Raleigh, North Carolina and co-founded Property Resources, Inc. to take advantage of a real estate market on the verge of massive growth. Within a few years Property Resources grew into the largest third party management and leasing company in the Carolina’s. Dennis and company represented more than twenty institutional clients in the management and leasing of over 7,000,000 sf of industrial, office and retail space with additional offices in South Carolina and Virginia. Property Resources was later sold to CB Richard Ellis to become that company’s presence in the Carolina’s.
After the sale of Property Resources, Dennis formed Eaton Commercial Properties to offer a “hands on” marketing approach for a select group of owners and developers requiring more than the nationally affiliated brokerage firms could offer.
Dennis was a member of Cushman & Wakefield’s national Industrial Services Group from 2001 to 2005. He has also fee developed office and industrial properties with Triangle Development Group, a Raleigh based company, from 2005 to 2008.
Dennis is a member of the Council of Logistics Management.
Robert Anderson - Strategic Partner
Robert has over 19 years in the planning and development of commercial and residential real estate. With a strong background in architectural design and land planning, Robert started his career designing corporate centers, educational facilities, financial centers, municipal facilities and multi-family developments in Washington, DC and North Carolina. During the past 14 years, he was a partner in a local development and construction company that built over $134 million dollars of real estate. He coordinated all land evaluations, acquisitions, consultants, municipal and state entitlements, architectural and site drawings, payables and construction administration. Robert brings a great deal of experience in evaluating parcels of land for clients, not only from a yield perspective but from a market perspective as well. Robert holds BS in Design from Clemson University and a Masters of Landscape Architecture from North Carolina State University.
